2. Architectural Design & Construction Drawings

Designs are developed in alignment with your property’s conditions, applicable building codes. The plans meet all local and state ADU regulations for approval.
3. Site Survey & Certified Plot Plan
A licensed land surveyor conducts a detailed site survey to produce a plot plan (also referred to as a site plan).
This plan identifies property boundaries, existing structures, setbacks, easements, and utility connections — all required for the design and permitting process. The plot plan serves as the foundation for accurate architectural and engineering work.
4. Engineering & Title 24 ComplianceAs part of the process we coordinate with structural engineers if required and energy consultants to prepare calculations and reports required for building permits.
This includes structural engineering, Title 24 energy compliance, and any other discipline-specific documents your jurisdiction may require (civil, mechanical, etc.).
5. Permitting & Agency CoordinationOnce the construction documents are complete, our team submits the full package to the local building department and manages all agency communications.
We respond to plan check comments, make required revisions, and obtain final approval, ensuring the project is fully compliant before construction begins.
6. Construction PhaseWith permits in hand, our construction team mobilizes on site.
We oversee all phases — site preparation, foundation, framing, mechanical/electrical/plumbing rough-ins, finishes, and inspections — maintaining strict adherence to plans, code requirements, and schedule milestones. Throughout construction, clients receive regular progress updates.
7. Final Inspection & Project CloseoutUpon completion, we coordinate the final inspection with the local building authority to secure a Certificate of Occupancy.
